CALCULATION OF THE BUDGET PLAN OF IMPLEMENTATION OF THE TOWERS OF PAKAL BABAT JERAWAT SURABAYA

Pembangunan Gedung Rusun Pakal Babat Jerawat Kota Surabaya, ditujukan selain untuk solusi dari semakin menipisnya ketersediaan lahan untuk pemukiman juga, sebagai solusi bagi penduduk Kota Surabaya dengan ekonomi menengah ke bawah agar bisa memiliki tempat tinggal dengan harga yang terjangkau. Rumusan masalah yang ingin diketahui yaitu total rencana anggaran pelaksanaan (RAP) pada Proyek Pembangunan Rusun Pakal Babat Jerawat Surabaya ini. Tujuan dari penulisan makalah ini yaitu untuk mengestimasi rencana anggaran biaya pelaksanaan pekerjaan struktur pada Proyek Pembangunan Gedung Rusun Pakal Babat Jerawat Kota Surabaya. Data makalah ini menggunakan bangunan Gedung Rusun berlokasi di jalan Pondok Benowo Indah, Blok A nomer 03, Babat Jerawat Kecamatan Pakal, Kota Surabaya. Perhitungan rencana anggaran biaya pelaksanaan dilakukan dengan urutan: 1) membuat uraian pekerjaan; 2) menghitung volume pekerjaan; 3) menghitung kebutuhan bahan; 4) menghitung kebutuhan upah tenaga kerja; 5) menghitung kebutuhan alat; 6) menghitung biaya langsung; 7) menghitung biaya tidak langsung; 8) rekapitulasi biaya pelaksanaan. Perhitungan rencana anggaran biaya pelaksanaan meliputi biaya langsung dan tak langsung, upah harian maupun borongan serta perhitungan kebutuhan bahan material untuk keperluan proyek. Perhitungan volume bahan yang dibutuhkan dalam suatu pekerjaan dihitung secara langsung sesuai kebutuhan di lapangan dan juga untuk beberapa bahan material dihitung secara matematis dengan koefisiensi pekerjaan seperti, beton ready mix, paku, kawat bendrat dan sebagainya. Biaya bahan material harus sesuai keadaan di lapangan dan harus turut memperkirakan kenaikan harga serta ketersediaan bahan di supplier. Setelah dilakukan perhitungan diketahui rencana anggaran pelaksanaan yang dibutuhkan adalah Rp. 9.212.507.949,00.

The construction of the Building of Towers Pakal Babat Jerawat Surabaya, aimed in addition to the solution of the depletion of the availability of land for settlement as well, as a solution for the residents of the City of Surabaya with the economy down to the middle so can have a place to stay with affordable price. The formulation of the problem to be aware that the total budget plan implementation (RAP) on the Project of the Construction of Towers Pakal Babat Jerawat Surabaya. The purpose of this paper is to estimate the budget plan the implementation of the structural work on the Building Project Rusun Pakal Babat Jerawat Surabaya City. Data this paper uses the building of Towers located at jalan Pondok Benowo Indah, Blok A, number 03, Babat Jerawat Kecamatan Pakal, Kota Surabaya. Calculation of the budget plan implementation was carried out with the sequence: 1) create a job description; 2) calculate the volume of the work; 3) calculate the material requirements; 4) calculate the need for wage labor; 5) calculate the need for tools; 6) calculate the direct cost; 7) calculate the indirect costs; 8) a recapitulation of the cost of implementation. The calculation of the budget plan implementation costs include direct costs and indirect, daily wage or piecework as well as the calculation of the needs of the material for the purposes of the project. The calculation of the volume of material required in a job is calculated directly according to the needs in the field and also to some of the material is calculated mathematically with the coefficient of work such as, ready mix concrete, nails, bendrat wire and so on. The cost of materials should be according to the circumstances in the field and must also predicted a rise in prices and the availability of materials at the supplier. After calculation known to the budget plan of implementation that is needed is Rp. 9.212.507.949,00.
