STUDI VALUE ENGINEERING PADA PEMBANGUNAN PROYEK HOTEL NAMIRA SURABAYA PT. TATA BUMI RAYA (Jl. Pagesangan Surabaya)

Penelitian ini mencoba untuk mengalisis bahwa pada poyek pembangunan Gedung Hotel Namira Surabaya khususnya pada pekerjaan arsitektur dapat dilakukan Value Engineering (VE) karena dari refrensi yang sudah ada, VE dapat memberiakan efek positif berupa efesiensi biaya dan waktu dan memberi metode terbaik tanpa mengurangi fungsi utama.

Proyek ini dikerjakan oleh PT. Tata Bumi Raya terdiri dari 11 lantai dengan nilai kontrak sebesar Rp. 19,250,000,000.00. Untuk pekerjaan finishing sendiri, total biaya yang dibutuhkan adalah Rp. 7.621.820.724,08. Terdapat 18 item yang dapat dilakukan Value Engineering VE yang merupakan 20% komponen yang memberikan kontribusi biaya terbesar kepada total biaya pekerjaan arsitektur.

Pekerjaan yang dapat dilakukan penerapan rekayasa nilai adalah pekerjaan bata ringan, pekerjaan plesteran dinding, pekerjaan keramik, pekerjaan plafon, pekerjaan pasangan ACP (Alumunium Composit Panel), pekerjaan cat interior, pekerjaan closed duduk, pekerjaan jendela kaca kusen alumunium, pekerjaan handle pintu, dan pekerjaan wastafel. Sehingga terdapat penghematan biaya sebesar Rp. 705.562.680. Sehingga jika dirubah kedalam persen, maka hasil presentase penghematan rekayasa nilai yaitu sebesar 9,26% dari 100% total biaya pekerjaan arsitektur.

This research tries to analyze that the building construction project in Namira Surabaya hotel especially on architectural work can be done by Value Engineering(VE) because of the existing references. VE can provide a positive effect in the form of cost and time efficiency and provide the best method without reducing the main function.

This project was done by PT. Tata Bumi Raya, consists of 11 floors with contract value Rp 19,250,000,000.00. For the finishing work, the total cost needed is Rp 7.621.820.724,08 There are 18 items that can be done Value Engineering(VE), which are 20% of the components that contribute the largest cost to the total cost of architectural work.

The work that can be done by applying value engineering is light brick work, wall plastering work, ceramic works, ceiling work, ACP (Aluminum Composit Panel) work, interior paint work, toilet seat work, glass window and aluminum frame work, door handle work, and sink work. So, there is a cost savings of Rp. 705.562.680. if converted into percent, the percentage of value Engineering is 9,26% of 100% of the total cost of architectural work
